Short answer: yes, for the right buyer and the right building, but the math has changed.
DUMBO has always carried a premium. You're paying for cobblestones, the bridges, Brooklyn Bridge Park at your door and a one-stop ride to Manhattan. What's new in 2026 is how wide the range has gotten. At the top, a full-floor penthouse at Olympia closed for $16.25 million this year, a record price per square foot for a Brooklyn sponsor sale. Meanwhile, buildings like 98 Front Street, which we sold out, now offer resales with new-building amenities at very different price points.
What's working in buyers' favor
Brooklyn inventory has been climbing for most of the year, so there's more to see and a bit more room to negotiate on resales than there was a year or two ago.
What isn't
The pipeline of new Brooklyn condos is shrinking, and what's coming is skewing high-end. If you want new construction in DUMBO below the luxury tier, the window isn't getting wider.
How we'd think about it
Compare new-dev resales with sponsor units. A building that's a few years old, like 98 Front, often delivers the same amenities as a brand-new tower for less per square foot.
Price the outdoor space separately. Terraces drive a big share of DUMBO pricing, so make sure you're not overpaying for square footage you'll rarely use.
Read the carrying costs. Pools and doormen are wonderful, and they show up in common charges.
