New Development Tracker

Brooklyn & Hell's Kitchen · October 2026 edition · Updated monthly

New development is what we do, so we keep a running list of what's selling, what's launching and what's on the way in the neighborhoods we work in most.

The market right now

  • Brooklyn is slowing, but not at the top. Corcoran's August report showed Brooklyn contracts down 3% year over year to 272, the slowest August in at least a decade. $2M+ new development in Boerum Hill and Downtown Brooklyn was a bright spot.
  • Prices are still climbing. Brooklyn's average price per square foot rose 3% to $1,145, the eighth straight month of annual gains.
  • Fewer new condos are coming. The Real Deal reports Brooklyn is projected to see almost 30% fewer condos come to market annually from 2026 to 2029 than over the prior decade, and what does come will skew smaller and pricier.
  • What that means for buyers: Inventory is up, so there's more to choose from today. But well-priced new construction is getting scarcer, especially under $1,800 per square foot.

DUMBO & Brooklyn Heights

  • Olympia Dumbo, 30 Front Street: DUMBO's tallest tower (33 stories, Hill West Architects, 76 residences). A full-floor penthouse closed for $16.25M in February, a record price per square foot for a Brooklyn sponsor condo.
  • Front & York, 85 Jay Street: Morris Adjmi's block-long, brick-clad development with 400+ condos across two towers, DUMBO's largest residential project.
  • 98 Front Street: Sold out (our sellout); resales now trade here. See our 98 Front Street guide.
  • One Montague Place: A new condo-rental hybrid tower announced this year on the Brooklyn Heights/Downtown Brooklyn edge.
  • 103 Joralemon Street: A boutique conversion bringing four condos to Brooklyn Heights.

Boerum Hill & Downtown Brooklyn

  • The Hendrik, 509 Pacific Street: Sold out (our sellout); resales only. See our Hendrik guide.
  • High-end new development here drove much of Brooklyn's $2M+ contract activity this summer.

Prospect Heights & Crown Heights

  • 105 Underhill Avenue: About 21 likely condos planned on a former Prospect Heights garage site.
  • 766 Dean Street: Four condos planned in Prospect Heights.
  • 906 Prospect Place: Resales only. See our 906 Prospect guide.

Hell's Kitchen

  • Bloom on Forty Fifth, 500 West 45th Street: Selling now; we're the sales team. See our Bloom guide.
  • Linden Lane, 349 West 51st Street: Cadence Property Group's through-block condo with a private garden lane entrance.
  • Lightsquare: A 29-residence boutique condo in western Hell's Kitchen.
  • 340 West 53rd Street: A seven-story building with ten condos, now underway after demolition.
  • 621 West 45th Street: The state-selected waterfront project near the Intrepid will include 108 for-sale condos, about 28 of them affordable, within a 1,127-home development.
